Abstract(s)
O turismo é um fenómeno global e pluridimensional, tendo-se tornado num dos
setores de atividade com maior importância para o desenvolvimento económico de
cada país. Produtos turísticos simples e autênticos, articulados com atividades únicas,
pensadas para cada cliente, refletindo os drivers potenciadores de cada região, serão
fator distintivo para o turismo dos próximos anos.
A realização deste projeto surge no âmbito da frequência do segundo ano do curso de
Mestrado em Gestão, Empreendedorismo e Inovação, lecionado na Faculdade de
Economia da Universidade do Algarve.
O objetivo do mesmo é elaborar um plano de negócios que estuda a viabilidade de um
projeto de alojamento local – PATEO – que consiste na reabilitação de um edifício já
existente, com localização numa pequena aldeia no Centro de Portugal.
O empreendimento dirige-se a um segmento médio/médio-alto, principalmente
residentes de centros urbanos que procuram tranquilidade, contacto com a natureza,
gastronomia e serviço de excelência. Salienta-se, neste domínio, o mercado externo.
A metodologia adotada teve em vista a criação do plano de negócios, numa linha
condutora coerente e adequada ao projeto em estudo, permitindo a boa análise,
documentação e operacionalização do projeto. Neste contexto, o trabalho
desenvolvido permite confirmar que o ambiente é favorável a um investimento desta
natureza e que os resultados obtidos são encorajadores para avançar com o
investimento através de uma candidatura à Linha de Apoio à Qualificação da Oferta
do Turismo de Portugal.
Acresce, que a rendibilidade do projeto justifica a sua realização, dado que os
resultados obtidos asseguram a cobertura dos custos financeiros depois de impostos,
proporcionando uma rendibilidade aceitável (TIR de 5,86%) e um VAL positivo de
160.137,19 €. Por sua vez, o breakeven das vendas terá lugar entre o 2º e o 3º ano de
atividade, ocorrendo a recuperação do investimento, previsivelmente, durante o 8º ano
de atividade.
Tourism is a global and multi-dimensional phenomenon and has become one of the sectors of activity with the greatest importance for the economic development of each country. Simple and authentic tourist products, articulated with unique activities, designed for each client, reflecting the drivers potentiators of each region, will be a distinctive factor for tourism in the coming years. The realization of this project comes within the scope of the attendance of the second year of the Master’s Degree in Management, Entrepreneurship and Innovation, taught at the Faculty of Economics of the University of the Algarve. The aim of the project is to draw up a business plan that studies the feasibility of a local accommodation project - PATEO - which consists of the rehabilitation of an existing building, located in a small village in the Centre of Portugal. The project is aimed at a medium/medium-high segment, mainly residents of urban centers seeking tranquility, contact with nature, good gastronomy and a service of excellence. The foreign market is given a particular emphasis. The methodology adopted was aimed at the creation of the business plan, in a coherent driver that best fits the project under study, allowing good analysis, documentation and implementation of the project. In this context, the work carried out confirms that the environment is favourable to such an investment and that the results obtained are encouraging to move forward with the investment through an application to the Linha de Apoio à Qualificação da Oferta from Turismo de Portugal. Moreover, the profitability of the project justifies its realization, since the results obtained ensure the coverage of the financial costs after tax, providing an acceptable return (IRR of 5.86%) to the promoters and a positive NPV of 160.137,19€. In turn, breakeven will take place between the 2nd and 3rd year of activity and payback period is expected during the 8th year of activity.
